- Why am I hearing more and more about modular homes?
Modular homes are becoming popular as more people realize their value. While the term "modular home" was once associated with small, poorly-built
homes on narrow lots, attitudes today are changing as buyers discover the variety, quality, and cost savings that modular homes can offer. According
to the Manufactured Housing Institute (Arlington, VA), the total number of manufactured homes in the U.S. jumped from fewer than 190,000 in 1990 to
over 400,000 in 2000.
- What is the difference between Modular homes and Manufactured homes?
Manufactured homes, often referred to as mobile, single, or double-wide homes, are constructed according to the Federal Construction Safety
Standard (or Housing and Urban Development Code). These Federal quality standards are not as strict as conventional building codes. What's more,
they require that the home be constructed on non-removable steel chassis. Many communities have restrictions on where (and if) these structures
can be built, which means manufactured homes are often located on small, narrow lots, and are not easily expanded, improved, or customized.
Modular homes, on the other hand – even though they are "manufactured" - are built according to the same codes required by state and local
authorities, and must meet the same strict quality-control standards as site-built homes. They’re also highly customizable, and with no building
or zoning restrictions to limit location, they can be constructed on any piece of land.
- Aren't modular homes cheap, flimsy, and generally lower-quality houses?
Absolutely not! Modular homes today are models of efficiency and quality. Modular builders use state-of-the-art computer design to plan and
customize each home individually. Precisely engineered as sections, or "modules", inside a controlled factory environment, each structure must
conform to the same local building codes as a regular home (often called site-built or stick-built home), and must be structurally approved by
an inspector. Once securely set onto a foundation, modular dwellings are indistinguishable from the neighboring homes.
- What does a Modular home look like?
Modern builders can create modular homes in almost any style, from a simple Ranch to a highly customized Contemporary, with an endless variety
of options, materials, and floor plans to provide maximum comfort and efficiency. These homes are so well-designed that they're often impossible
to distinguish from other houses on the street – and they're not limited to personal dwellings. Modular producers can also design office buildings,
banks, school, motels, and other business structures. You may have been in a modular business building, in fact, and not even realized it!
- What kind of construction goes into modular homes?
Modular homes adhere to the same quality building codes and safety standards as site-built homes, and there’s no difference in the overall process.
Before delivery, builders or agents must work out surveys, permits, foundation plans, septic requirements (if required), and other details. Once a
modular home is delivered and set on its foundation, the final details include finishing work, water, electrical, and plumbing hookups, and landscaping.
- How does a Modular home save time in the construction process?
Because modular homes are built indoors in a factory setting, the work on the house itself can be done simultaneously with the permitting, surveying,
grading, and foundation work at the outdoor site – a progression that's not possible with a site-built home. As a result, modular homes are usually
about 90% complete when they're delivered and set on the foundation. Most of the fixtures and design features are already in place at that time – including
finished floors, walls, and ceilings, shutters, siding, kitchen cabinets, sinks, and even bathroom components.
- How does a modular home save on cost?
Modular homes are "engineered" in a controlled factory environment, under close supervision and adhering to strict building and safety codes. That
means fewer labor hours, less material waste, and no cost-overruns due to weather delays, schedule conflicts, or vandalism. This efficiency also
minimizes loan interest that may accrue during the construction period. What's more, modular manufacturers can buy building materials and fixtures in
large quantities, reducing the cost per piece.
- What's the difference between turnkey and set-on-foundation pricing?
With turnkey modular homes, we handle the entire construction process from start to finish. Once the premises are complete, the site is finish-graded,
and the home is ready to move into – complete with our 100% 1-year guarantee.
With set-on-foundation homes, the property owner acts as a general contractor to finish the home once it's delivered and set on the foundation (about
90% complete). The owner then hires and oversees excavators, utility workers, and any other sub-contractors needed to complete construction and make
the house ready to inhabit. Some property owners choose set-on-foundation pricing to help further reduce building costs.
In both pricing plans, we'll guide you through the process step by step. Our team will help you work out design specifications and estimate total
cost, and we'll also assist with any documentation you may need for bank financing. Regarding delivery, we coordinate permits and scheduling with
the manufacturer of the home, along with the crane and set crew.

- Is it difficult to finance a modular home?
Not at all. When it comes to appraisal and financing, most banks and lending institutions treat modular homes exactly the same way they do site-built
homes, with no distinction between the two. The same thing applies to insurance companies.

- How long does it take to build a modular home?
Factory construction usually takes 8 to 10 weeks from the day you sign a contract. After that, once the house has been set on the foundation, the
average completion time is about 2 months. It's important to remember that while most of the construction takes place in a controlled environment, outdoor
weather can affect the initial surveying, grading and building of the foundation, and finishing after delivery.
